When the home inspector writes up the roof

During an option period, a note like "damaged shingles," "lifted flashing" or "have a roofer evaluate" can hold up a repair request. Buyers want to know what it will cost. Sellers want to know what actually needs fixing. A written estimate from a roofing contractor gives both sides something concrete to negotiate from.

What we do

1. Read the roof items in the inspection report.
2. Look at each noted item on the roof, plus the shingles, ridge, valleys, flashing, vents and pipe boots.
3. Take dated photos of what we find and send them to your phone.
4. Give you a written estimate with the repair scope, or tell you plainly if an item doesn't need work.

For buyers

Get a repair number before you send your repair request, so you can ask for the repair, a price adjustment or a credit with real figures. Ask the seller or listing agent for roof access first.

For sellers

If a buyer's inspector flagged the roof, we can look at the same items, give you a written estimate and do the repair before closing if you choose to go ahead. You can share the estimate and photos with your agent.

What to have ready

• The roof section of the inspection report (photos of the pages are fine).
• Your option period end or closing date.
• Who will let us in, if attic access is needed.
